New CEO Now Leads Leisure World

Leisure World Management Corporation (LWMC) is now headed by a new chief executive officer, Michael Feltenberger.

The Leisure World Community Corporation (LWCC) board of directors selected him for the job after a rigorous, months-long search. His first day was Dec. 31, 2025.

“Since being selected for this important position, I have been absorbing as much material as possible to ensure I am prepared as possible on my first day,” he says.

Reaching out to others and quickly absorbing information about the community were qualities that impressed the board during their search.

Feltenberger stood out from a strong field of candidates because of “his communication and connections – on top of his decades of experience,” says Sue Zycherman, the chair of the board’s CEO search committee.

Decades of Experience

For nearly 30 years of leadership experience in common interest community management, Feltenberger has held multiple management and executive positions in the property management industry.

He most recently served as senior vice president of Barkan Management Company, Inc., which manages properties from New England to the Washington, D.C. region. During his 15 years with Barkan, he founded and built the company’s Metropolitan Washington office, eventually expanding that region’s portfolio to 57 communities.

Prior to Barkan, he spent seven years with another property management company, Legum & Norman Realty Inc., based in Falls Church, Virginia. He served as a portfolio manager of 10 condominium communities; general manager of King Farm Citizens Assembly, a 3,800-home community in Rockville that includes nine sub-associations; and ultimately vice president.

In 1998, he co-founded and grew Hadrian Management, based in Falls Church, with oversight of a portfolio of common ownership communities.

For two decades, he has held certifications from the Community Associations Institute (CAI): Professional Community Association Managers, Association Management Specialist and Certified Manager of Community Associations.

In addition, Feltenberger has served on CAI committees, the board of the CAI’s Metropolitan Washington, D.C. chapter and the board of the Virginia Association of Community Managers.

But not all his community management experience is on the management side: As a community association resident, Feltenberger has served on the boards of two communities he has lived in.

Next Steps

With his broad experience, Feltenberger was drawn to LWMC and the community it manages: Leisure World of Maryland – and the 29 community associations it contains.

Being the CEO of LWMC “is the next logical step in my career,” he says. “At its core, Leisure World is a complex management company with many processes and entities … I am drawn to Leisure World by the complexity of the Organization.”

In contrast to his most recent roles, in which one measure of success was an increase in the number of properties to manage, LWMC manages a set number of properties. Instead, Feltenberger says, “our focus will be judged by the level of service we provide our residents.”

As he begins his work as CEO, he says, “My initial plan is to listen. I cannot make recommendations for change without first understanding the Organization’s history.”
